Booking Terms

1. Reservations

Bookings made through our online booking system are provisional until they are confirmed by Borve Lodge Estate.

Advanced bookings can be secured with a deposit of 25%.

There will be an additional refundable security deposit of £100 to be paid with each balance.

The remaining balance of payment is to be paid no later than 8 weeks prior to arrival date.

Bookings made within 8 weeks of arrival date are payable in full.

Telephone bookings will be held for 7 days. If Borve Lodge Estate does not receive your deposit within this period we will try to contact you. If we fail to make contact or agree new arrangements then Borve Lodge Estate may cancel your booking and will not be held liable for any inconvenience caused.

On receipt of Deposit or Full Payment the booking will be confirmed in writing.

2. Arrivals & Departures
Your property will be ready for you by 4pm on the date of arrival. Please make your way to your property where you will be met by our housekeeper.  Any arrivals after 5pm should be notified in advance.

The property must be vacated by 10am on your date of departure. Housekeeping staff can access the property from 10am to begin changeovers.  The property should be left clean and tidy on departure and any damages must be reported prior to departure. If the property is left in a dirty or inappropriate manner, this may result in an additional cleaning surcharge.

3. Pets
Well behaved pets are welcome at Laxdale Cottage only. We restrict pets from all other properties.

4. Smoking
No smoking in all properties.

5. Damages
During your stay you will be responsible for and have to pay for any damage you or your guests (including pets) cause to the property, its contents or surroundings.

6. Occupancy
The occupancy of your property should not extend beyond the number stated on the booking form. Please notify us if you would like to include additional guests.

Bookings are non- transferable and the properties cannot be sub-let.

The property must not be used for anything other than accommodation for you and your guests.

7. Bedding and Towels
All bed linens and towels are provided free of charge. A linen change will be offered at Rock and Broch only for stays of more than 7 nights.

8. Telephone
For safety reasons all properties have a fixed landline with telephone. You can use this for making and receiving calls. You will have an allowance for £10 worth of outgoing calls per week during your stay. If you exceed this we reserve the right to charge you at our telephone service providers rate.

9. Holiday Protection
To minimise the cost and inconvenience of cancelled bookings we would strongly advise you to take out holiday insurance.

Where there are ferry/plane disruptions due to bad weather conditions or any form of industrial action, Borve Lodge Estate cannot be held responsible for non-arrival at the properties and no refunds will be given.

As well as cancellation and curtailment insurance, clients are recommended to take out holiday insurance to cover loss or damage to personal effects.

Borve Lodge Estate will not be responsible for any loss or damage, suffered by you or your property, during your stay with us, unless it is a result of our negligence.

10. Cancellation and Refunds
If you need to cancel a reservation for any reason we must be notified by telephone immediately and cancellation must be confirmed in writing within 5 days. In the event of a cancellation we will make every effort to re-let the booking and you will be reimbursed in full. However we strongly advise that you take out insurance cover to prevent the following additional costs.

If we are unable to re-let, cancellation costs will be incurred as follows:

More than 8 weeks before booking commences your deposit will be forfeited

Less than 8 weeks you will be liable to pay the full cost of rental (i.e. deposit & full balance)

Each booking is made in good faith with the belief that the property will be available to the tenant on date stated. If for any reason due to circumstances out-with our control, the property is not available, we are unable to guarantee provision of alternative accommodation. In the event of this happening the deposit and full balance will be refunded in full. The tenant will have no further claim against Borve Lodge Estate.

11. Restriction on Rental
We reserve the right to remove person or persons from the property due to unreasonable behaviour, damage to the property or exceeding the stated occupancy. In this case refund will be at the discretion of Borve Lodge Estate.

Borve Lodge Estate reserves the right to refuse any booking.

12. Data Protection
Borve Lodge Estate will not disclose any personal details provided to other parties for any purpose. If you wish your details to be removed from Borve Lodge Estate records following your visit, please let us know.
